Fire door installation involves fitting a fully certified doorset in accordance with the manufacturer’s tested specification. This includes the door leaf, frame, intumescent seals, hinges, ironmongery and any glazing components. Correct installation is essential, as even minor deviations from approved specifications can affect fire performance and compliance.
Fire doors should be inspected regularly as part of a building’s fire safety management plan. In higher-risk buildings such as residential blocks, healthcare facilities and schools, inspections are typically recommended every six months or more frequently depending on usage. Regular inspections help identify damage, wear or missing components that could compromise performance.
Passive fire works involve the installation, repair or upgrading of fire-resistant building elements designed to contain fire. This includes fire doors, fire stopping systems, cavity barriers and compartment walls. Unlike active systems such as alarms or sprinklers, passive fire protection works continuously and does not require activation.
Under UK fire safety legislation, the Responsible Person or duty holder is legally required to ensure that fire safety measures, including fire doors and passive fire systems, are properly maintained and fit for purpose. Regular inspections, documented maintenance and remedial works form part of this responsibility.
Fire door and passive fire works must comply with relevant UK Building Regulations and recognised industry standards. Products should be third-party tested and certified, and installation should follow manufacturer guidance and approved schemes to ensure performance is not compromised.
